Do online leads suck? No, they don’t.

But: Most of us are pretty bad at conversing leads. As agents, we try out new leads, but then give up quickly. For long lasting success, it’s important to have a hard look at your lead conversion plans and how far out you plan your conversions.

Different lead sources have different timing parameters.

  • Facebook: When people are stumbling across your ad on Facebook, they are not actively searching for houses. They are looking at their friends’ puppy pictures, are answering on posts and are scrolling through their news feed, until your ad shows up. They is no real search intend there. They are not searching for a home – yet.

    Therefore, Facebook leads could be 9 to 12 months out on average.

  • Zillow: Due to the intent when it comes to actively searching for houses, Zillow has a much shorter conversion time. Most agents see results in 30 to 60 days from the first contact to actually closing a transaction.
